Deck Repair in Colorado Springs
Deck repair is what a lot of homeowners need before they need a new deck. Colorado sun dries wood out. Snow sits on boards and stairs. A deck that was solid ten years ago can have a few bad pieces and a lot of good framing left. We look at the frame first, then the surface.
Loose or rotted boards
Soft spots, splinters, and boards that bounce are usually the decking, not the beams. We replace the bad boards and leave the ones that are still sound. Matching older wood is not perfect. We will tell you if a partial replacement will look patched, and whether a new surface makes more sense.
Wobbly railings
A railing that moves is a safety problem, not a cosmetic one. Posts rot where they meet the deck, and fasteners loosen. We reset or replace posts and rails so the guard is solid again. If the posts are bolted to rotten rim joists, the repair includes that wood, not just the pretty cap.
Failing stairs
Stairs take the most wear. Stringers crack, treads cup, and the bottom step sits in dirt and stays wet. We rebuild the run when the stringers are done, or replace treads when the frame is fine. We check that the stairs still land on solid ground.
Worn stain and seal
Bare wood in this climate goes gray and then rough. A deck with sound boards often only needs a proper clean and a new coat of stain or sealer. We will say so if that is the whole job. Paint and stain do not fix rot. If the wood is soft, we replace it before anyone coats it.
Repair or rebuild
Repair is the right call when the joists and beams are solid and the damage is boards, rails, stairs, or finish. A rebuild is the right call when the frame is rotten, the deck pulls away from the house, or so much of the surface is gone that patching it costs as much as starting over. We show you what we find on the free estimate and price both options when both are real. We do not push a new deck to avoid a repair.
Read wood versus composite decking if you are deciding what the new boards should be, and why fall is a good time for deck work if you want it done before winter.
New Deck Installation
A new deck adds a flat place to sit without adding a room. We build it to the house and to the yard you have: the door you will walk out of, the slope under it, and how you want to use it. A small deck off the kitchen and a larger deck for a table are different jobs. We design for the one you will actually use.
Wood is the more affordable surface and the easier one to repair one board at a time. It needs sealing in this dry, high-altitude sun. Composite costs more to install and needs less upkeep. We price both at the estimate so you can compare them on your house, not on a brochure. The longer version is our wood and composite guide.
We also plan what happens under and around the deck. A low deck that traps water against the foundation needs drainage in Colorado Springs before new boards go down. Skirting, grade, and the beds along the edge belong in the same conversation as the railing. Many of these projects sit next to landscaping services in Colorado Springs or a privacy fence.
Wood or Composite
Both can last here if they are built right. Wood is familiar, it can be stained the color you want, and a damaged board is a simple replacement. The sun and the dry air mean you will be cleaning and sealing it on a cycle. Skip that and the surface fails early.
Composite does not need that same sealing cycle. It costs more on day one. It still needs a sound frame under it, and the frame on most older decks is wood even when the surface is not. We will not put a new composite surface on joists that are soft.
Adding a Pergola
If you want shade on a new or repaired deck, we can add a pergola over it, attached to the house or freestanding. It breaks up the strong afternoon sun without closing the deck in. If the deck itself needs work, we fix that first.
More on timing and shade is in winter planning for decks and pergolas, creating shade with a pergola, and using a deck later into the fall.
When to Build
We build while the ground can be dug, including late fall, as long as it has not frozen. Winter is the time to plan the size, the material, and the railing so the job can start when the weather opens. Spring is when everyone wants a deck. Planning ahead is how you are not at the back of that line. See late spring pergola timing if shade is the piece you are adding.
Deck Building and Repair Questions
Do you build new decks and repair old ones?
Yes. Deck building and deck repair are most of our deck work in Colorado Springs: new wood and composite decks, and repairs to boards, railings, stairs, and framing. We also add pergolas over decks when you want shade.
Should I choose wood or composite decking?
Wood costs less up front and needs sealing in this sun. Composite costs more to install and needs less upkeep. We price both on the free estimate. See wood versus composite.
Can you repair my existing deck instead of replacing it?
Often, yes. Loose or rotted boards, wobbly railings, failing stairs, and worn stain are repair work when the framing is sound. If the frame is failing, we will say so and quote a rebuild.
When is the best time to build a deck in Colorado Springs?
We build into late fall while the ground is workable. Winter is the best time to plan so construction can start when spring arrives.
Do you give free deck estimates?
Yes. Call 719-572-1768 or request a quote. We look at the deck and price the work before anything starts.
